To Stage Or Not To Stage

As a local listing specialist, I am frequently asked  for my thoughts about professional home staging.  My opinion formed in mid 2008 - back when the housing market was struggling and houses sat on the market for months on end. Necessity soon gave way to innovation and before it became popular, we partnered with local designers and began staging our listings.  The results were unbelievable.  Our listings were flying off the market at or near asking price -while in a buyers market!

Surprisingly, sale price wasn't the only financial benefit for those "staged" properties.  Our happy sellers enjoyed the benefit of time.  Although less transparent, there are real dollars involved when a home sits on the market. Property taxes accrue daily, as does homeowner insurance and, when there is a mortgage involved, interest compounds daily. Assuming an average property tax assessment of $4200 annually or $350 a month. If the house had sat on the market 90 days (which was average for that year) the tax proration alone would have cost the seller an additional $1050! 

The times may have changed, but the benefits of staging have not. The National Association of Realtors 2019 survey reveals 44% of buyers agents say that staging a home increases the dollar value offered.
